Dear Investor,

HAT-TRICK OF 'BEST MORTGAGE FUND IN AUSTRALIA' AWARDS FOR LA TROBE'S
POOLED MORTGAGES OPTION

For the third year in a row La Trobe Financial's Pooled Mortgages Option (“PMO”) has been recognised as the 'Best Mortgage Fund in Australia' by respected financial journal, Money magazine.

This coveted award recognises the outstanding returns that the PMO provides for investors (currently 7.80% per annum). It also reflects the PMO's flawless track record through an extremely difficult time for the investment industry generally.

This award caps off a tremendous year for La Trobe Financial. Some other highlights include:

  • 'Most Innovative Fund' award at the Melbourne Financial Services Symposium in March;

  • 4 star rating for PMO from Standard & Poor's in May - making it Australia's only four star rated mortgage fund;

  • Recommended rating from Zenith Investment Partners in October - the highest rating awarded to a mortgage fund in Australia; and

  • PMO Funds under management increased from $108.7m to $145.4m with total funds under management increasing from $367.0m to $454.3m (end of November).

What are the Pooled Mortgages Option's key features?

  1. Consistently outstanding returns1: The Pooled Mortgage Option has performed consistently strongly over the full interest rate cycle and has outperformed the peer group and benchmark over all applicable time periods (1, 3, 5 and 7 years) as noted below:

  2. Source: Australian Financial Review 7 December 2011; Morningstar

  3. Reliability1: investors in the Pooled Mortgages Option want the reliability of monthly income distributions, with stable access to their money at the end of their investment. La Trobe Financial provides this in spades. The Option has never missed a distribution payment and has never had to freeze redemptions. What's more, no investor in our Pooled Mortgages Option has ever lost a cent.

  4. Expertise: La Trobe Financial has nearly 60 years' experience as a fund manager and mortgage lender. This gives us the edge in identifying the proper assets in which to invest. It also teaches us that there are good times and bad times and a good mortgage fund needs to be structured to thrive in both. Our record in the recent past shows that we have learnt this lesson well1.
